What to Expect During a Roof Replacement: Day-by-Day Timeline

A roof replacement is one of the biggest investments you'll make in your home. Understanding the process removes the stress and helps you prepare. Here's exactly what happens, step by step.

Week 1-2: Inspection & Estimate

A qualified estimator visits your home, inspects the roof from the ground and (if safe) from a ladder, takes measurements with satellite imaging, and provides a detailed written estimate. At PCR, estimates include material specifications, warranty options, and a clear timeline.

Week 2-3: Material Selection & Scheduling

You choose your shingle style, color, and any upgrades (ice and water shield, ridge ventilation, etc.). Materials are ordered and a start date is scheduled. Most projects can begin within 2-3 weeks of signing — faster during off-peak seasons.

Day 1: Setup & Tear-Off

Crews arrive early (typically 7-8 AM), set up protective tarps around the perimeter to catch debris, and begin stripping the old shingles. A dumpster is positioned in the driveway. Most tear-offs on a standard home are completed in one day. The crew inspects the decking and replaces any rotted or damaged plywood.

Day 1-2: Underlayment & Ice Shield

Synthetic underlayment is rolled across the entire deck for an extra moisture barrier. Ice and water shield is applied along eaves, valleys, and around penetrations — critical in Maryland's freeze-thaw climate. Drip edge is installed along all roof edges.

Day 2-3: Shingle Installation

Starting from the bottom edge and working up, crews install starter strips, field shingles, and then hip and ridge cap shingles. Proper nailing patterns (typically 6 nails per shingle for high-wind areas) are followed per GAF specifications. Flashing is replaced around all penetrations.

Day 3: Final Details & Cleanup

Ridge ventilation is installed, pipe boots and vent flashings are sealed, and all edges are trimmed cleanly. The ground crew performs a thorough cleanup including magnetic sweeps for stray nails. A final walk-around inspection verifies everything meets quality standards.

After Completion: Warranty Registration

Your warranty is registered with GAF (for Golden Pledge or System Plus packages). You receive documentation of all work performed, before and after photos, and warranty certificates. PCR follows up within a week to ensure you're satisfied.
