Commercial Roofing That Protects Your Business
TPO, EPDM, modified bitumen, and standing-seam metal systems for retail, office, warehouse, medical, and multi-family properties across MD & DE.
Commercial Roofing for Maryland & Delaware Businesses
Your commercial roof is a business-critical asset. A single leak shuts down operations, damages inventory, exposes you to slip-and-fall liability, and triggers thousands in lost productivity per day. Potomac Custom Remodeling has installed and serviced commercial roofs across the Mid-Atlantic for retail centers in Bowie and Annapolis, office condos in Columbia and Bethesda, warehouses on Route 50, medical and dental practices, restaurants, churches, daycares, and multi-family properties from Crofton to Rehoboth Beach.
We are not a residential contractor that occasionally does commercial work. Our commercial division carries dedicated single-ply mechanical equipment, robotic TPO welders, certified manufacturer training (GAF, Carlisle, Mule-Hide), and the OSHA-compliant fall protection systems demanded by property managers and risk-management departments.
TPO Single-Ply Membrane — Our Most Recommended Flat Roof System
Thermoplastic Polyolefin (TPO) is the most widely specified low-slope commercial roofing system in North America for good reason: heat-welded seams that are stronger than the membrane itself, a highly reflective white surface that lowers cooling loads by 10-20%, Class A fire ratings, and 20-30 year manufacturer warranties at a price point well below PVC. We install 60-mil and 80-mil mechanically attached and fully adhered TPO from GAF EverGuard, Carlisle Sure-Weld, and Mule-Hide.
EPDM Rubber Roofing — Proven 30+ Year Performance
Ethylene Propylene Diene Monomer (EPDM) is the workhorse of commercial roofing — black single-ply rubber with a 50-year track record. Excellent for large-area roofs where the slightly higher heat absorption is offset by lower material cost. Available in fully adhered, mechanically fastened, and ballasted configurations.
Standing-Seam Metal Roofing
For pitched commercial structures (churches, banks, premium retail) and high-end industrial applications, standing-seam metal delivers a 40-60 year lifespan with virtually zero maintenance. The concealed-fastener design eliminates the most common leak point in exposed-fastener systems. Often installable directly over existing roofs as a retrofit.
Modified Bitumen & Built-Up Roofing
For roofs with heavy rooftop traffic, frequent service equipment, or specific historical-replacement requirements, we install SBS-modified bitumen and 4-ply built-up systems with mineral-cap surfacing.
Minimal Business Disruption — Built Into Every Project
Phased installation schedules, evening and weekend work, OSHA-certified fall protection, daily clean job sites, and coordination with your property management or facilities team. We provide certificates of insurance up to $5M aggregate on request.

Commercial Roofing in Maryland & Delaware — Local Realities
Mid-Atlantic commercial roofs face a punishing combination of summer heat (160°F+ surface temps on dark EPDM), freeze-thaw cycling, hurricane remnants from the Atlantic, and the heavy snow loads of Western Maryland. Add the rooftop HVAC traffic typical of strip retail and medical office, and you have a system that demands serious engineering.
Code & Insurance Requirements
Maryland and Delaware both enforce the IBC with state amendments. Commercial reroofs in Anne Arundel, Howard, Prince George's, and Montgomery counties require permits and engineered drainage calculations. Sussex County DE requires hurricane-rated edge metal within 10 miles of the coast. Most commercial property carriers now require Factory Mutual (FM Global) approved assemblies on properties over $5M in insured value — we install to FM 1-90 and 1-120 specifications as standard.
Energy Code & Cool-Roof Compliance
The 2018 IECC adopted by both states requires R-30 minimum insulation on commercial reroofs. White TPO roofs satisfy California Title 24 and CRRC cool-roof initial reflectance requirements, which helps with LEED projects and PACE-financed energy upgrades.
